Where the 1 acre farmhouse is allowed in the outer edge of Delhi, the prices of land have increased 50 to 100% within a year. The reason for the increase in prices is the decision of the Delhi Development Authority (DDA), under which it has given permission to construct a “Farmhouses in Delhi NCR”. Earlier, the minimum area of farmhouse was at least 2.5 acres.


Prices have been doubled in some villages in the last one year and there has been at least 50 percent increase in the remaining areas. Prices have increased before the DDA announcement about “DDA LDRP PLOTS” had started, because people had got this idea and investors started buying land in those areas. He said that prices may increase by 50 percent in the next year. In recent months, deals of 1 acre land have also increased.

There are now “1 Acre Plots” in the 10 villages of Zone N (North West) and 27 villages in Zone L (southwest). In Zone N, 1 acres of land is available for 1.5 to 3 million rupees. Prices in Zone L are 2.5 to 6 crores per acre.
At Sohna Road in Gurgaon, the prices of land or farmhouses are around Rs 3-3.5 crores per acre and some areas are getting land of Rs 1.5 crores per acre.

According to data from CBRE, the prices of independent houses in the Golf Link-Jorabad and Sunder Nagar are 1.1-1.35 crores per square yard, whose prices have increased from 63 to 86 percent compared to 2010. However, some experts say that due to direct competition from 1 acre farmhouses, prices may fall in South Delhi. But many others believe that the farmhouse will come in the housing area and there will be no impact on the prices of real estate in south Delhi.
